  • Report and update all expenses and work performed

Real Estate Development

Property Management & Sales

We manage your property after work is completed if you wish. Key Charm Properties wants you to feel at ease and we know it can be hard to find good help.  Our first goal is to recommend a good property management company that can fit with the values of Key Charm Properties company.  We want our clients to feel a sense of comfort knowing their investment is being taking care of at all times. Whether we recommend or oversee the daily property management tasks ourselves, we will make sure your property is properly managed by doing the following tasks:

  • create advertisements and market rental property for occupancy
  • vet and acquire all necessary information from new potential tenants
  • provide application and lease agreements to tenants
  • obtain first and security deposit if applicable

Consulting & Contracting

Whether its advising on a purchase or consulting on an investment opportunity; we walk you through the step by step process of your project. We also keep you informed throughout the process.  We will oversee every step of your construction project, including site review, organization and logistics, reporting, design, and construction management, change orders, submittal process, project cost management, quality assurance, performance measurement, acquiring permits and billing administration.

We ensure the successful completion of the project is on time and within budget. Although the project scopes, size and location may change, one thing we strive to do is be consistent. Ensuring the timely and cost effective completion of projects is one of our main goals.  We work with numerous contractors to get your project completed.

Landscaping

Your property is your investment and is a reflection of you and our team.  In light of that, we want your property to represent you the owner and us; the management team.  Our team likes to promote a healthy living environment; and so, we value the look of all properties that we manage.

We ensure your property looks great and welcoming all the time. We are not a landscaping business; however, we do what is necessary to make the exterior look of the property spectacular by any measure.  When a property is maintained and its exterior space is captured with cleanliness and decor, it provides a sense of comfort and confidence.

Whether the property is going up for sale or whether you want to rent it out, we want the future occupants to be satisfied. Some measures we take to ensure  a fabulous look… is as follows:

  • Remove any debris and weeds
  • weed ‘n’ feed grass and/or fertilize grass if needed
  • place mulch and bushes
  • tree trimming or cutting down
  • tilt soil if needed
  • sod yard if needed
  • plant flowers for staging if necessary
  • reinstall any damaged asphalt or concrete needed to driveways and/or garages, etc.
  • grass cutting and snow removal is done where necessary
